I will listen to your goals and your pain points, and understand your family's lifestyle, to design a new floor plan that better meets your family's needs. When I re-imagine your space, I work creatively within the constraints of your home's structure to stretch your budget to the max. For example, if your contractor has identified walls which are load-bearing, or walls which are non-load bearing, I will ensure that my designs take this into account. By cleverly considering the existing placement of your windows and plumbing lines, drop ceilings and sunken rooms, I can help you avoid costly structural changes while still achieving a design for your home that feels purpose-built, just for you.

Do you already have blueprints for your renovation or new construction project? Getting a second, professional opinion on your home design before you start construction can be invaluable. Home renovation in the bay area often costs hundreds of thousands of dollars and requires months, if not years, of living in turmoil. Even one tiny change-order down the line can cause months of delays.

I will review your designs and provide concrete suggestions, and even alternative layouts, to optimize your new space.

When I review your plans, I look for the big and the small, to avoid costly change orders in the future.  I review everything from the directionality of your swing doors, to the placement and sizes of your appliances, to the "feel" of the space overall. I review your site to make sure you're making the most of  your natural light and outdoor views. And most importantly, I ensure that every square inch of your home is best utilized to meet your particular goals.

For example, my design reviews often result in...

• Improved floor plans for kitchens, bathrooms, and hallways

• Modifications to front entryways to improve storage options and create a more open feel

• Alternative placement of TV entertainment centers to account for likely furniture selection

• Changes to washer/dryer hookup locations in laundry area for better flow and storage options

• Changes to sizes of appliances for growing families, or for cost savings

I charge a fixed fee for design reviews, based on the square footage of your project. I understand that at this stage of a project you are often crunched for time, and I can usually complete a design review within 2 weeks. Call for pricing and availability.
