One Bedroom Becomes Two
The homeowners planned to convert this home into a rental property, and wanted to maximize their income by adding a new king bedroom and creating additional “fun” space. They hoped to avoid costly structural changes, and long design reviews with their HOA, by avoiding modifications to the outside of the home.
In the original floor plan, the master bedroom was bizarrely accessed by walking through an office. The master was exceedingly large for a modest sized home, and the location of the master walk-in closet restricted the view of the beautiful outdoors.
Without relocating any of the windows or ventilation ducts, and without removing any structural walls, we were able to transform the master into two king bedrooms. We swapped the master walk-in closet for a reach-in closet, noting that the master bathroom already had additional, ample closet space. The new master bedroom was still large, with space for a sitting area, a desk, and a large dresser. We converted the office into a new den with a sleeper sofa for extra guests, and removed the den’s door so that traffic flows in and out naturally. A new alcove area forms the entrance to the two new bedrooms.
Red lines in the "before" floor plan show structures that were demolished. The demolished areas included: master walk-in closet, built-in cabinetry in the original office, two swing doors.
The original master bedroom was exceptionally large for a modest sized house, and its huge walk-in closet wasn't desireable for an AirBnB. Moreover, the location of the walk-in closet made it hard to enjoy the beautiful backyard forest, and blocked the natural light from coming in. The clients were happy to be rid of the walk-in closet in order to create an entirely new guest bedroom in their AirBnB.
The new master bedroom is smaller than the original, but still plenty big to hold a king bed, a desk area, a sitting area, and a generous reach-in closet. Because there is a second closet in the master bathroom, the clients were happy to compromise on closet space in order to get an extra king bedroom in their planned AirBnB rental property.
The new guest bedroom has excellent natural light, tall ceilings, a king sized bed, and a closet. The clients were thrilled to be able to list their AirBnB rental with an extra king bedroom to increase their profits.
The original layout of this home included an office with large, built-in cabinetry that defined a hallway to the master bedroom. The tall ceilings and large window made this office ideal to convert into a new den, complete with a 55" TV and a sofa bed for additional guests.
The old office got a new life as a den with tall ceilings and great natural light. The alcove area shown on the right is the new entrance to the two king bedrooms.
